These Terms of Use ("Terms") govern access to and use of the The Ultimate Buyer Collective platform (the "Service") operated by Cash Land Buyer USA ("we", "us", or "our"). By creating an account or using the Service, you agree to these Terms.

1. Eligibility and accounts

You must provide accurate registration information and keep your credentials secure. You are responsible for all activity under your account. We may suspend or terminate accounts that violate these Terms or misrepresent identity, entity, or funding capacity.

2. Roles in the marketplace

• Deal Bringers may publish property opportunities and respond to member questions.
• Capital Partners may review listings, ask questions, and express non-binding funding interest.

Role selection at registration defines default permissions. Administrative access is granted only by us.

3. Deal information and confidentiality

Listing data, documents, photos, financial summaries, and member communications are confidential and intended solely for authorized collective participants. You may not scrape, redistribute, or disclose deal materials outside the Service without written consent.

4. No brokerage or investment advice

The Service is a private workflow tool for members. We do not provide legal, tax, brokerage, or investment advice. Any funding expression, offer, or status shown in the platform is informational unless and until formal joint-venture or purchase documents are executed by the parties.

5. Acceptable use

• Do not upload malware, unlawful content, or misleading deal information.
• Do not harass members or impersonate another person or entity.
• Do not attempt to bypass security, rate limits, or access controls.

6. Intellectual property

The Service, branding, and software are owned by Cash Land Buyer USA or its licensors. You retain ownership of content you upload but grant us a limited license to host and display it within the Service for marketplace operations.

7. Disclaimers and limitation of liability

The Service is provided "as is" without warranties of any kind. To the fullest extent permitted by law, Cash Land Buyer USA is not liable for indirect, incidental, or consequential damages arising from use of the Service, reliance on deal data, or transactions between members.

8. Changes and termination

We may update these Terms from time to time. Continued use after changes constitutes acceptance. We may modify or discontinue features with reasonable notice where practicable.

9. Governing law

These Terms are governed by the laws applicable to Cash Land Buyer USA's place of business, without regard to conflict-of-law rules. Disputes will be resolved in the courts of that jurisdiction unless otherwise required by applicable law.
